Light Installation for Malabar Homes
Light installation in Malabar splits two ways: swapping fittings in a house that was wired for them, or building lighting into a cottage that never had it. Ring (02) 9134 9029 and we will write you a price at the kerb.
Light Installation: What We Actually Do
Lighting work is mostly decided before anyone picks a fitting: how many points you want, where the switches go, and whether the ceiling can take a cable to any of it. Here is the scope.
Downlights and LED upgrades
Halogens leave, along with the transformer clutter sitting above your ceiling, and LEDs take their place. Plan the layout first and it costs fewer holes than people expect.
Lighting in rooms that never had any
A room with one ceiling rose can still take pendants, wall lights or a track. That is wiring work dressed up as shopping, and we price it honestly.
Switching that makes sense
Two-way switches, dimmers, separate zones. Getting the switching right is the difference between a nice install and one you fight with every night.
Outdoor and security lighting
Floodlights, path and garden runs, sensor gear. All weather-rated, and kept on its own protected circuit rather than borrowed off the nearest one.
Gear that lasts: SAL and Beacon Lighting
Quality fittings go in. Ask us and you get a straight answer on where a cheap one does the job perfectly well, and where it will hum, flicker or die young.
Six Signs Your Home Is Asking for Light Installation
Bad lighting gets tolerated rather than fixed. People buy lamps instead, which works fine right up until you realise you have spent a decade squinting.
- A single dim ceiling point is carrying an entire room, and lamps have quietly appeared to cover for it
- The downlights buzz, or flicker once the dimmer is halfway down
- Halogens are still in, and the room warms up after the lights have been on an hour
- You are switching half the house from a single point at the wrong end of the hall
- A renovation moved the walls, and the lights now hang over nothing in particular
- The outdoor light has rusted solid, or has not worked once since you moved in

Why Malabar Properties Call For This
Two houses in the same Malabar street can need completely different lighting jobs.
The building waves here are easy to read once you know them: brick cottages from before the war, then post-war infill, then everything that came after.
When that first wave was wired, one ceiling point per room was the entire lighting design. Everything else in the room ran off a plug, because that is what people had.
So when someone in one of those cottages asks about downlights, they are not asking us to change a fitting. They are asking for lighting where none was ever drawn, which means a new circuit and a cable across a ceiling that was never built with that in mind.
The later houses are a different conversation. The points are already there, and the job becomes what goes in them.

What Your Light Installation Quote Depends On
We don't charge by the hour. A lighting quote is built from the cabling nobody sees rather than the fittings everybody does, which is why two identical-looking rooms can price differently.
- How many new points you want, and how many need a circuit rather than a spur off something nearby
- Whether the room already offers a point to work from, or a fresh circuit has to start back at the board. The first-wave cottages are the second case
- Whether the switch positions move, because that is wall work, not ceiling work
- The fittings you choose, and whether they want a dimmable driver sitting behind them
- What the existing circuit will carry. Where a board has no spare ways left, switchboard work has to come first
We settle each of those on site, and your price is agreed in writing well before anything starts.

Our Light Installation Process, Start to Finish
A room of downlights is typically a half-day. A whole-house lighting plan runs across a couple of days, and you will know which of those yours is well before committing.
The ceiling comes before the catalogue. Our first visit works out where a cable can physically travel and what the circuit will carry. Choosing fittings gets much easier once that is settled.
You choose from real options. We show you a budget, a middle and a premium way to do it, with the price difference explained. No pressure in either direction.
Circuit off, cable in, fittings up. The lighting circuit comes off, the cable goes in, the fittings land, and we clean up as we go rather than in one heap at the end.
Tested and certified. Every new circuit is tested before we sign off. If your job counts as notifiable work, a certificate of compliance follows it.

The Rules That Apply in NSW
Lighting is where people most often assume the rules stop applying. A plug-in lamp is yours to do as you like with, but anything wired into the house is not.
Swapping a hardwired fitting, adding a point, moving a switch: every one of those is licensed work. DIY electrical work is illegal in NSW, and a simple-looking fitting changes nothing about that.
Downlights carry a rule of their own. They sit in the ceiling right next to insulation, and AS/NZS 3000 governs the clearances and which fittings are allowed to have insulation sitting against them.
That one is a fire rule, not paperwork. It is also the rule most often broken by whoever put the last set in.

Why This Is a Job for Our Team
Lighting is the job you live with visually every single night. Getting talked into the wrong answer is expensive in a way that never shows up on the invoice.
So we quote options rather than a single answer, and we will say plainly which one we would put in our own place.
We are a member of Master Electricians Australia, which is a standards commitment rather than a badge for the van. Our 600+ five-star reviews make roughly the same point in a different way.

Servicing Malabar and the Suburbs Around It
New points need somewhere to come from, which is often a switchboard upgrade first, and a renovation lighting plan is usually one part of broader residential electrical work.
Lighting jobs go out across Malabar, and we cover Maroubra, Matraville and Pagewood as part of the same Randwick service area.

Common questions
Common Light Installation FAQs
What people ask before booking lighting work, answered straight. Anything missing, put it to us while we are standing in the room with you.
How long does the power stay off during light installation?
Only the lighting circuit, and only while we are actually working on it. Your power points stay live throughout, so you can keep working and the fridge never knows we were there.
Is there anything I should do before you arrive?
Move anything breakable out from under the fittings and leave us a clear path to the switchboard. If there is a manhole into the roof space, tell us where it is.
Does the age of the house change how light installation is done?
Yes, far more than the fittings do. The first-wave cottages were wired around a single point per room, so downlights there mean building a circuit, where a later house may already have most of what the job needs.
How long does light installation take?
Give or take, one room is a few hours and a whole house is a couple of days. Cable runs drive that timing, not how many fittings you happened to pick.
Does light installation involve any notification paperwork in NSW?
If we add or alter a circuit, that is notifiable electrical work, so a certificate of compliance is lodged and a copy sent to you. A like-for-like fitting swap does not need one.
What does light installation usually cost?
There is no set price, because what sits above the ceiling varies so much from house to house. Once we have seen it you get a fixed price in writing, and the price we quote is the price you pay.
